In a commercial space the walls are rarely the problem
A house gains most of its heat through the roof, the walls and the glass. A shop, a clinic or an office gains a large share of it from what is inside: people, lighting, display fridges, coffee machines, computers and kitchen equipment. Forty people in a room is a substantial heat source before anyone has opened a door.
That changes how the job is sized. Floor area on its own gets a fitout wrong in both directions, and the usual result is a system that copes at 8am on a Tuesday and gives up at midday on a Saturday. Occupancy, trading pattern and what equipment runs when are the inputs that actually matter.
Outside air is the part that gets missed
Occupied commercial spaces need mechanical outdoor air, and in Far North Queensland that air arrives at around 30 degrees and very high humidity. Conditioning it is often the single largest load in the building, and nearly all of it is latent, meaning the system spends its capacity wringing water out of incoming air rather than lowering the temperature of the room.
Get that wrong and the symptoms are easy to recognise. The space reads cool but feels sticky, the front glass fogs, and paperwork goes limp on the counter. It is also why a system sized off a residential rule of thumb underperforms in a cafe or a gym no matter how good the equipment is.
Doors are the informal version of the same problem. A shopfront that opens two hundred times an afternoon brings wet air in every single time, and no amount of extra capacity fixes a door. Sometimes the honest answer is an air curtain and a rethink of the entry rather than a larger unit and a larger power bill.
Cassettes, condensate and the ceiling grid
Cassettes suit suspended ceilings, throw air in four directions and stay out of the way. The part that fails on them is almost never the refrigeration side, it is the condensate pump. A cassette sits above the ceiling with no gravity fall available, so a small pump lifts the water up to a drain. Pumps block, floats stick, and the first sign is usually a stain spreading across a ceiling tile above somebody’s desk.
So pump quality, an accessible drain pan and a wired safety switch that shuts the unit down before it overflows deserve more attention than the badge on the head. Access panels also need to sit where a technician can reach them later, not wherever the grid happened to land.
Doing it without shutting you down
Most commercial work here is staged after hours, overnight or across a Sunday, with the noisy and dusty parts kept away from trading. Penetrations through fire-rated ceilings and walls get reinstated properly, and three phase supply and switchboard capacity are settled before equipment is ordered rather than discovered on the day.
