Install for the tenth tenant, not the first
Smithfield’s housing mix is unlike most of Cairns. Between the university, the shopping centre and the position at the junction where the highway splits toward Kuranda and the beaches, a large share of the dwellings here are rented, and a lot of them change hands every twelve months. That single fact should change how a system is specified.

A straightforward wall-mounted split from a range with parts availability in North Queensland, not something exotic that needs a board ordered from interstate. A controller that can be replaced without a service call. Enough capacity that the unit is not at maximum every afternoon, because a system permanently at full output fails early. Guarding on the outdoor unit where it sits somewhere accessible. And a drain run properly graded and terminated, because condensate overflow onto a bedroom floor is the complaint we see most often in this stock.
Access matters too. If the filters cannot be reached without moving furniture, they will not be cleaned, and a blocked filter starves the coil, ices it up and presents as a unit that has stopped cooling.
Between tenants is the window
The gap between one lease ending and the next starting is the only time a property is genuinely easy to work in. A service at changeover, coils and drain tray included, is the cheapest maintenance a landlord ever buys, and it removes most of the calls that would otherwise arrive in week three of a new tenancy.

The estates climbing the base of the Macalister Range are modern slab construction, well insulated and predictable to size. The thing to watch is elevation and aspect. Blocks partway up catch the afternoon sun on their western face with little to shade them, and a living room glazed to that side needs more capacity than the same room lower down.
