Cane ash is the local variable

Gordonvale sits in working cane country at the foot of the Gillies, and through the crush there is fine ash and dust in the air in a way there simply is not in the northern suburbs. It settles on everything, and a condenser coil is an excellent filter whether you want it to be one or not.

What that does is specific. The gaps between condenser fins are narrow by design, because that is what gets surface area into a small box. Fill them with a mat of fine ash and airflow across the coil drops, head pressure rises, the compressor works harder for the same result and the power bill absorbs the difference. The unit does not fail. It just gets worse, slowly, and almost nobody connects it to the crush.

That is why servicing intervals here are genuinely different from the coastal suburbs, and why the condenser wash is the part of the visit that earns its keep. It also affects siting: a condenser at ground level beside a driveway collects far more than the same unit up on a wall bracket in clear air.

Older houses and where the pipe goes

A good share of Gordonvale housing is older timber, both high set and low set, and a lot of it predates any expectation of air conditioning. Two things follow.

There is usually no wall cavity, so the pipe run has to be planned rather than improvised. On a high set house there is often a clean route down through the underfloor space that keeps everything off the front elevation, and that is worth designing at quote stage rather than discovering with a drill in hand. Hardwood framing is another factor. It holds a fixing beautifully once you find it, and it is unforgiving if you miss.

Switchboards in this stock are frequently the limiting factor. Ceramic rewirable boards are still around, and where one is present the air conditioning circuit means a board replacement rather than an added breaker. We check that before quoting so it does not turn up later as a variation.

Not a salt problem, and we will say so

Gordonvale is far enough inland that marine grade coil specification is usually unnecessary. If someone is quoting you a marine treated unit here, ask why. Standard specification with a sensible service interval is the honest answer for most of this area, and the money is better spent on getting the mounting and the electrical right.
