How Often Should an Air Conditioner Be Serviced
The interval in the manual was written for a much milder climate than this one.
The manual is written for a national average
Owner’s manuals and generic advice tend to land on an annual service, and for a unit in a mild, dry, inland climate running four months of the year that is reasonable. It is a poor fit for Far North Queensland, where a system may run most of the year, in high humidity, often within reach of salt.
The useful way to think about it is not a calendar figure at all. It is running hours, air quality and exposure. A holiday unit in a spare bedroom in Whitfield and a living room unit that runs sixteen hours a day in Edmonton are not on the same schedule, whatever the book says.

What pushes the interval shorter
Distance from the water is the first factor. Salt attacks the condenser coil, the casing and the fasteners, and a periodic wash down and inspection at the coast does far more good than the same visit inland.
Airborne load is the second. Cane harvesting and burning puts ash into the air south of the city, and condenser fins collect it in a mat that blocks airflow. Rural blocks, unsealed driveways, building works next door and pets shedding indoors all do a version of the same thing.
Humidity is the third and it is the one people underestimate. A coil that is wet for months grows biological material, and that material both smells and restricts airflow.
As a practical position:

Filters are separate and belong to you, monthly through the wet season.
What a service actually covers
Worth being clear, because the word covers everything from a genuine mechanical check to fifteen minutes with a hose.
A real service covers:
- Filters and the indoor coil face cleaned
- Condenser coil cleaned, and washed down if you are near the water
- Condensate drain and pan flushed and flow tested
- Indoor blower and outdoor fan checked for balance and bearing noise
- Electrical connections and contactors inspected for heat damage
- Capacitor checked under load rather than eyeballed
- System pressures with superheat or subcooling verified against expectation
- Supply and return air temperature measured across the indoor unit
- Bracket, fixings and base pan checked, which in a cyclone region belongs on every visit rather than on an annual one
If a quoted service does not include the pressure check and the drain flush, it is a filter clean with a different name on the invoice.
Skipping it is how a system ends up not cooling properly in the middle of summer, and how a shop or an office ends up needing commercial air conditioning attention at the worst possible time of year.
The pressure check is the one that earns its keep. It is how a slow leak is found while it is still a small repair, rather than after the charge has dropped far enough to ice the coil and put liquid back into the compressor.
The warranty point almost nobody mentions
Read the warranty document on a new system and you will usually find two things. Cover is conditional on the unit being maintained, and manufacturers can and do ask for evidence when a major component fails inside the warranty period. Second, coastal corrosion is very often excluded or limited, sometimes with a stated distance from the coast, unless a specified level of protection and maintenance is in place.
In other words, in this region skipping servicing does not just risk the machine. It can quietly remove the cover you paid for.
